Flat roofs in Airdrie that need repair
Most Airdrie homes have pitched shingle roofs, but flat and low-slope sections turn up in plenty of places — and they’re responsible for a surprising share of leak calls:
- Garages, both detached and attached, especially on older lots in Old Town
- Balconies and decks over living space on townhomes and two-storeys
- Porch roofs with too little slope for shingles
- Rear additions and sunrooms
- Modern homes with flat or shed-roof sections

Every one of them depends on a continuous membrane and sound flashing. When either fails, water gets in — and on a flat roof, it doesn’t run off before it finds the gap.
What goes wrong on flat roofs
Open seams. Seams are the weak point of every membrane. EPDM seams are joined with tape and adhesive, which can let go with age and Airdrie’s freeze-thaw cycles. Modified bitumen seams can split as the roof moves. Even welded TPO seams can fail if they weren’t welded fully in the first place.
Wall and parapet flashing. Where a flat roof meets a wall — the back of an attached garage, a balcony against the house, an addition tied into a two-storey — the membrane has to turn up the wall and be terminated and counter-flashed properly. This is the most common leak point we see on Airdrie flat roofs.
Penetrations and curbs. Vents, pipes, rooftop units and skylights all pass through the membrane, and each needs its own boot or flashing detail.
Punctures. Snow shovels, ice chippers, dropped tools, foot traffic to rooftop units and hail all puncture membranes.
Ponding. Water that sits for days after rain or snowmelt adds weight and stresses the seams every time it freezes and thaws.
Blocked drains and scuppers. Ice and debris during spring melt can turn a small flat roof into a pool within hours.
Blisters and shrinkage. Older membranes blister as trapped moisture expands in the sun, and some shrink, pulling away from walls and edges.
Repair methods by membrane
A proper flat roof repair uses materials compatible with the existing membrane. Mixing systems — tar over EPDM, for example — makes things worse.
EPDM (rubber). The area is cleaned and primed, and a cured EPDM patch or seam tape is applied with compatible adhesive. Open seams are cleaned, primed and re-taped, with a cover strip where needed. More on EPDM on our flat roofing page.
TPO. Patches and seam repairs are heat-welded with a hot-air welder, fusing the new material into the existing membrane. Older TPO may need cleaning or special preparation before it will weld.
Modified bitumen. Repairs use compatible cap sheet and adhesive or cold-applied methods, with the surface prepared and granules removed where the patch goes.
Older tar-and-gravel roofs. Gravel is cleared from the area, the repair made with compatible materials and the gravel replaced. On many of these roofs, repairs are a stopgap before conversion to a single-ply membrane.
How we repair a flat roof leak
- Inspect the whole roof. Seams, flashings, penetrations, drains and the condition of the membrane.
- Trace the water. From inside, find where the water appears; from above, work out where it’s entering. A controlled water test isolates stubborn leaks.
- Check the insulation. Wet insulation under the membrane loses its value and adds weight. Small test cuts, properly patched, show how far the water has spread.
- Repair the cause with membrane-compatible materials.
- Fix the drainage if ponding contributed: clear or add drains and scuppers, or add slope where needed.

Balconies and decks over living space
Some of the most troublesome flat roofs in Airdrie aren’t roofs at all from the owner’s point of view — they’re balconies and decks built over a bedroom, garage or living room. They’re common on newer townhomes and on two-storey homes with a deck above the garage or a rear room.
These surfaces take a beating: foot traffic, furniture, planters, snow shovelled off them in winter and railings fastened through them. The waterproofing under the decking or tiles is often a membrane that has to turn up the house wall behind a door threshold, and that door threshold is a very common leak point.
Repairing one usually means lifting the walking surface, finding the failure in the membrane or at the threshold and wall flashing, repairing it with compatible materials and reinstating the surface. In condominium complexes these are usually the board’s responsibility, so check with your property manager first.
Repair or replace?
Repair when the problem is local and the membrane is still flexible and well attached.
Replace when:
- The membrane is brittle, cracking or shrinking across the roof
- Wet insulation extends under large areas
- Ponding can only be fixed by rebuilding the slope
- An old tar-and-gravel or rolled roof has reached the end of its life
- Leaks keep appearing in new places

- Don’t shovel the membrane. Shovels and ice chippers are a leading cause of punctures
- Check seams and wall flashing once a year and after hail
- Deal with ponding early
