What a full roof replacement costs in Airdrie
For a typical Airdrie home of about 1,600 to 2,000 sq ft, a full asphalt shingle replacement typically lands between $8,000 and $15,000. A metal roof on the same home typically runs $18,000 to $35,000.
The ranges are wide because a roof is priced by the roof, not the house. Two homes with the same floor area on the same street can have very different roofs: a simple gable over a bungalow, or a steep two-storey with a gable over the garage, three valleys and a dormer. Cost by roof type

What roof repairs cost
Most Airdrie repairs are minor — a vent boot, a few wind-lifted shingles, a flashing detail — and fall in the $300 to $1,500 range. Valleys, storm-damaged sections and repairs that uncover soft decking are major repairs at $1,500 to $5,000, and emergency work runs $500 to $3,000 depending on what’s needed to stop the water. Airdrie factors that move the price
Pitch. Steep roofs need more safety setup, move slower and use more material per square foot of floor. Much of the housing built across Airdrie’s subdivisions since the 2000s is two-storey with steep main roofs.
Layers. One layer of old shingles or two. Homes in Old Town around Main Street and Nose Creek can hide a second layer — and sometimes older plank decking — that adds tear-off, disposal and repair.
Access. On laned lots in communities like Hillcrest, the bin and deliveries come from the lane. Tight side yards, landscaping and garages close to the property line mean more hand-carrying.
Waste factor. Shingles and membrane are ordered with extra for cuts, starter and ridge. A simple gable wastes roughly 10%; a cut-up roof with hips, valleys and dormers can need 15% or more. That’s why the same floor area can cost very different amounts.
Complexity. Valleys, dormers, skylights, chimneys and roof-to-wall junctions each need flashing and careful cutting.
Wind details. On exposed lots — the northwest edge of the city in Reunion is the clearest example — a proper install includes starter along the rakes, high-wind nailing and wind-rated ridge caps. Leaving them out looks cheaper and fails sooner.
Municipal permits. A like-for-like re-roof generally doesn’t need a building permit, but structural repairs, new skylight openings, additions and new garages usually do. Confirm with the City of Airdrie; permit fees and any drawings are extra.
Ventilation corrections. Blocked intake, too little exhaust and bath fans venting into the attic are common on builder-grade roofs. Fixing them at replacement time costs little and protects the new roof — see roof ventilation.
Storm demand. After a major hailstorm — like the June 13, 2020 storm that hit Calgary, Airdrie and Rocky View County — demand jumps overnight. Planning before a storm forces the issue gives you more choice.
What’s included in a roofing quote — and what isn’t
A complete Airdrie replacement quote should include:
- Tear-off of all existing layers, and disposal
- Deck inspection, with deck repairs priced per sheet
- Ice-and-water shield at the eaves and in every valley
- Synthetic underlayment, drip edge, and starter on eaves and rakes
- New step, wall and chimney flashing, vent boots and roof vents
- Ridge venting balanced with intake
- Shingle type, class and colour, with high-wind nailing
- Cleanup and a magnetic nail sweep
- GST on its own line
Usually excluded or priced separately:
- Decking beyond the allowance, and a hidden second layer
- Structural repairs to rafters or trusses
- New skylights, or replacing existing ones
- Attic insulation and air sealing
- Permit fees, where a permit is needed
- Chimney masonry repairs
- Upgrades such as Class 4 shingles or metal, if not the base quote
Costs that show up after tear-off
Deck repairs. Soft or delaminated sheathing is replaced before anything new goes on — most likely on roofs that leaked for a while or sat over a damp, poorly vented attic.
A hidden second layer. Both layers come off, adding labour and disposal.
Flashing and chimneys. Rusted flashing or crumbling mortar at the roof line may need more than a standard reflash.
Skylights. An older skylight is usually best replaced with the roof, rather than reopening a new roof later.
